Role Overview An established construction manager is seeking a Project Manager to support delivery of an approximately $90m university construction project in the Montclair area of North Jersey.
This is an excellent step-up opportunity for a strong Assistant Project Manager ready to take fuller ownership of project delivery, or for an established Project Manager with early-stage PM experience who wants exposure to a significant, complex project.
The role will report to a Senior Project Manager and will remain actively involved from preconstruction and procurement through construction, turnover and closeout. This is an at-risk / lump-sum project, so relevant experience is essential.
Key Responsibilities - Support the Senior Project Manager in the day-to-day delivery of the project.
- Manage budgets, procurement, buyout, commitments, forecasts and cost reporting.
- Review drawings, specifications, scopes, RFIs, submittals, change orders and payment applications.
- Coordinate subcontractors, suppliers, consultants and field personnel.
- Help develop and manage project schedules, look-aheads and milestone planning.
- Identify cost, schedule, scope and coordination risks before they affect delivery.
- Lead or contribute to owner, architect, subcontractor and internal project meetings.
- Maintain clear project records, meeting minutes, correspondence and action logs.
- Work closely with the Superintendent and site team on sequencing, logistics, safety, quality and subcontractor performance.
- Support punch-list, commissioning, turnover documentation, warranties and final closeout.
Requirements - Current Assistant Project Manager ready to step up, or Project Manager with 1–3 years of direct PM experience.
- Proven experience on lump-sum and/or at-risk construction projects.
- Strong understanding of procurement, subcontract administration, cost control, change management and scheduling.
- Ability to review drawings, specifications, contracts, RFIs, submittals and change orders.
- Strong commercial awareness and confidence managing project financials.
- Able to work between project sites and the Piscataway office as required.
- Clear communication and strong stakeholder-management skills.
The following would be beneficial, but are not essential:
- University, institutional, public-sector or education-project experience.
- Construction Management, Engineering, Architecture or related degree.
- Experience with construction-management, scheduling, document-control or accounting platforms.
Compensation & Benefits - Base salary of $150,000–$175,000.
- A company benefits package is also included, with full details confirmed during the interview process.
